Index has extensive experience across the retail property sector, from individual retail investments through to neighbourhood and sub-regional shopping centres.

Richard Lord has been pre-leased more than 75 greenfield and brownfield shopping centre projects throughout Queensland and NSW. This experience provides an in-depth understanding of tenant mix, market rents, lease structures, rental sustainability, incentives and the factors that drive retail property value.

Notable projects include Woolworths at Greenbank, Pimpama, Kippa-Ring and Plainland; Coles at Murrumba Downs, Mudgeeraba and Bracken Ridge; Park Ridge Town Centre; and Coles and Woolworths at Cleveland.

Richard also wrote the network development plant for Burger King Corporation (USA) across much of eastern Australia.

Clients have included Coles, Woolworths, Clarence Property, Australia Post, Consolidated Properties, Haben, Aveo, Arkadia, Parmac, Kilcor and numerous private investors.

Large Format Retail

Index has extensive experience in the large format retail sector, with a strong understanding of both retailer requirements and the property fundamentals that drive successful LFR assets.

Our experience encompasses trade areas, demographics and sales cannibalisation, together with site configuration, frontage, access, loading, signage and exposure. This knowledge provides valuable insight into leasing, rental sustainability, investment performance and property value.

Transactions have been completed with many leading retailers including JB Hi-Fi, Baby Bunting, Fantastic Furniture, BCF, Bunnings, The Reject Shop, Nick Scali and A-Mart.

Clients include Blackstone, John Van Lieshout (JVL), Lancini Group, Sentinel Property, A-Mart Furniture and Home Focus Group (Baycrown).

Importantly we understand the factors major retailers consider when assessing and committing to new premises including

  • trade areas

  • sales cannibalisation

  • demographic shift

  • appropriate frontage to depth ratios

  • access, egress and loading

  • signage and exposure

  • CapEx allocations

  • rental affordability and occupancy costs

Fast Food & Service Stations

Index has extensive experience in the QSR fast food and service station sector, with a comprehensive understanding of what makes a successful main road convenience site.

Richard Lord is a former Development Manager with McDonald's Australia, where he was responsible for establishing of 35 restaurants and the oil alliance program (relationships with oil companies).

Richard subsequently prepared the market plan for Burger King Corporation across Queensland, Northern NSW, ACT, Northern Territory and Tasmania, before commencing its implementation across an initial 12 sites.

Index has completed transactions and projects involving McDonald's, Hungry Jack's, KFC, Burger King, Guzman y Gomez, Zarraffa's, Oporto, Origin Kebabs, United Petroleum, Pearl, 7 Eleven, BP and other major convenience operators.

Our experience also includes the full pre-commitment of the Bethania Travel Centre in southern Brisbane. We have recently (2026) completed the fast food section at "Poplars" Jerrabomberra NSW with GYG, Subway, Zarraffas, and Oporto.

Understanding what makes a successful site

We know what makes a great main road convenience site. Factors include

  • AADT traffic count, stressed traffic, access from all directions

  • near / far corner, outbound, convenience lines

  • trade areas and cannibalisation

  • site lines, pylon sign placement, easements for access, signage

  • division of pedestrian and vehicular traffic

This understanding assists Index in assessing leasing risk, rental sustainability, reletting prospects and the underlying investment fundamentals of fast food and service station properties.
